Step 2: Marketing (The following tools are part of my service and would be paid for by me). - Pre-Marketing Home Inspection
By having your home inspected, you can save thousands of dollars and a lot of time in negotiation. This will also reduce your risk of surprises when negotiating price and terms with the purchaser. Simply have the inspection done now, then make any necessary repairs to items found in the report before you go under contract. Pre-inspections allow you ample time to obtain competitive bids and coordinate repairs. This will alleviate stress when under the time pressure of contract deadlines, and enhances the likelihood of closing on time - instills confidence in buyer. Copies of all inspection reports and invoices will be included in your customized Home Book.
- Staging
Builders recognize that a clean, pleasantly decorated model home enables buyers to visualize themselves living in the home. “Staging” your home to enhance its appeal will give you a competitive edge against other homes on the market. If your property is over 30 years old, I recommend a sewer line check prior to listing, a measure to help avoid unpleasant surprises during a sale.
A Home Warranty provides protection from unexpected repair expenses. The warranty’s value helps attract potential purchasers. The Buyer(s) will have the confidence of knowing that they won’t get stuck paying for costly “surprise repairs.” It greatly reduces the chances that the Buyer will look to you, the Seller, to make those repairs. For your benefit, protection under the policy is effective immediately upon the property being listed and a contract number being issued to me.
Successfully marketing a home today involves an aggressive internet marketing plan. I will advertise your home with high quality pictures, a virtual tour, and all property details on the following websites: RMLS, Windermere, Realtor.com, My Website, Craigslist, Zillow, Backpage, Google Base, Kijiji, Oodle, Trulia, Vast, Hotpads, Local.com and Lycos.
I will prepare a customized notebook containing information a buyer will want to know about your home including: plat maps, school information, utilities, neighborhood information, disclosures, and any home owner’s association documents, if applicable.
A full color flyer will be prepared for your home and consistently stocked in your brochure box.
- Notification to Area Realtors and Neighbors
I will mail a professionally printed “Just Listed” announcement to the 100 neighbors closest to your home. To call special attention to your home, I will send email flyers to over 8,000 metropolitan area Realtors.
- Open House and Broker's Tour
With your permission, I will arrange to have your house open for the public to view. I will visit with you prior to the Open House to discuss staging, security issues, timing, and expectations. I will feature your home in the real estate broker tour appropriate for your area. These tours make new listings available for viewing by area agents from all real estate companies. To encourage agents to choose your home for viewing, the open house will be hosted with refreshments provided.
- Interior Feature Cards and Lockbox
In order to capture the purchaser’s attention, I will prepare customized cards highlighting your home’s special features. These cards will be placed appropriately throughout your home. With your approval, a lock box will be placed on your property to increase showings and provide you with the security of knowing who has shown your home. We can limit the accessibility hours to suit your needs. I will personally contact every agent who previews or shows your home to further promote the sale of your home.

Step 3: Negotiating When we procure one or more offers, we are one-third of the way through the process of selling your home. This portion involves numerous hours of sometimes intense and complicated negotiations on the sale agreement and repair addendum. I will negotiate contracts to give you the best possible advantage. I have a list of contractors and resources to assist you and the buyer’s agent in acquiring bids and repairs, if necessary. Step 4: Transaction Management The final one-third of the sale transaction involves coordination and timing of the title and escrow process. These includes the seller’s paperwork, the buyer’s paperwork, clearing title, loan documents, and correct documentation in the event of divorces, trusts, partitions, easements, powers of attorney, etc. I pledge to do my utmost to close your transaction on time.
